Access Statement
INTRODUCTION
We offer three guest rooms. The house is over 500 years old and is a listed building of architectural and historical importance. Therefore, whilst we aim to meet the needs of all our guests, there are some period features which might make access difficult for people with limited mobility.
The following Statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
PRE ARRIVAL
• We are located on the edge of the village;
• It is not ideally suited for those travelling without a car;
• The nearest shops are situated within the village;
• There are several local taxi companies in Stowmarket, some 3 miles distant and we can make bookings for you in advance;
• Brochures and menus can be provided in large print if required;
• We do not have facilities to provide documents in Braille;
• You can contact us by telephone, email or text;

ARRIVAL AND CAR PARKING
• On arrival at the property there are double entrance gates; these are open 24 hours when the B & B is operating;
• No marked parking bays but there is ample room for all cars;
• The surface is level, flat and gravel;
• We can assist guests with luggage.
MAIN ENTRANCE
• The front door has a step of two inches;
• The front door is 41” wide;
• The front door is always locked but we do have a bell situated on the right hand side of the door and there is a door knocker;
• There is a stone floor throughout the hall.
GUEST ACCOMMODATION - PUBLIC AREAS
• Leading off the hall is a Sitting Room, Drawing Room, Dining Room and Cloakroom;
• There is a small step into each of these rooms of approximately 1”;
• The stairs are located at the end of the hall and there are 15 treads to the first floor.
• Leading off the main hall is a smaller hall leading to a secondary staircase which has 15 treads and a stair lift;
• Both staircases are carpeted;
• Off the secondary hall is the Breakfast Room, which has a stone floor and a step of 1”;
BREAKFAST ROOM, SITTING ROOM, DINING ROOM AND DRAWING ROOM
• The dining room, sitting room and drawing room have fitted carpets.
• The dining room and breakfast room have chairs with and without arms;
• The sitting room has a 3 piece suite plus two side chairs with arms as well as upright chairs;
• The drawing room has two x 2 seater sofas and several upright chairs;
• There are magazines, maps and items of local information available in the reception rooms;
• We are licensed to sell alcohol;
• In cold weather there is a log fire in the sitting room;
• The house is centrally heated throughout.
BEDROOMS
• All 3 bedrooms are situated on the first floor and are carpeted throughout;
• There are en suite facilities to each room;
• Two rooms have a shower, WC and wash basin; the third also has a bath;
• Tea and coffee facilities and filtered water are provided;
• We also provide a hair dryer, sewing materials, books and magazines;
• The twin and one double room have duvets, the other sheets and blankets,
• Some pillows are feather, some are synthetic – those with allergies can therefore be catered for.
BEDROOM 1 - MONTFORT
• This room is at the top of the stairs to the right;
• There are two upholstered armchairs and a settee;
• Chair for dressing table without arms;
• Short pile fitted carpet on the floor plus dressing table and wardrobe;
• There is a 5 ft double bed which is 31” high, with access to both sides;
• Two bedside tables with a lamp on each;
• There is an en suite shower room, with a small step into the shower of some
3”.
BEDROOM 2 - BROC
• To the left of the top of the stairs;
• Short pile fitted carpet;
• The 4’ 6” bed is 18” high, accessible from either side;
• Wardrobe and dressing table;
• One upholstered chairs with arms;
• A small desk;
• Dressing stool;
• Revolving bookcase;
• 3” step up into shower room;
• 3” step into shower;
• Two bedside tables, lamp on each.
BEDROOM 3 - TYRELL
• To the left of the stairs at the end of the corridor;
• Short pile fitted carpet;
• 2” step down into the bedroom;
• This bedroom has a sloping floor;
• Two double beds, 25” high, both accessible from either side;
• Bedside table and lamp to each;
• Wardrobe and dressing table;
• Three piece suite;
• Stool to the dressing table;
• 6” step up into bathroom;
• 3” step into shower;
• Bath with non-slip mat available.
GARDEN AND GROUNDS
We have a garden with gravel paths, flowerbeds and lawns which is available for residents.
ADDITIONAL INFORMATION
• Mobile phone reception is generally good;
• Free wifi;
• We are able to use front, back and side doors in the need of evacuation;
• There are smoke alarms throughout the house and you will be conducted to safety by the owners in the event of fire;
• If you require assistance in the unlikely event of evacuation please notify us on arrival, ie hearing impediment;
• We are a non smoking building;
• Our refrigerator can be used for the storage of medication.
